Developers are responding with lifestyle-focused offerings that go far beyond the basics. Think spa facilities, yoga studios, green spaces—and, in some of Manhattan’s most exclusive buildings, a suite of hyper-personalized wellness services. From at-home IV drips to floating meditation sessions 500 feet above street level, the bar continues to rise.

 

According to Linda Sondik, co-founder and chief fitness officer at FitLore—a high-tech wellness and therapeutic concierge service—medical treatments top the list. “At-home IV drips for everything from hangovers to dull skin tone are in high demand,” she says. “Sometimes people will host IV parties in their apartment, where our nurses administer four to six drips at a time.” Botox, flu shots, and even Ozempic are delivered discreetly—convenience and privacy being paramount.

 

Margaret Wang, Lifestyle Director at Monogram New York, notes her role involves connecting residents to services like private masseuses and sound bath healers. “The sense of home as a personal sanctuary is what our residents truly value,” she explains.

 

To support that idea of sanctuary, developers are allocating prime square footage to quiet spaces designed for restoration. From glass-roofed solariums and private dining rooms with Central Park views to library lounges with curated collections and tucked-away gardens, these areas offer an escape from the city’s constant motion. At The Greenwich, a dedicated quiet space on the 86th floor is marketed as “purely for rejuvenation.”

 

Other increasingly in-demand amenities include:

 

  • Smart technology: High-speed internet, app-based services, and home automation systems appeal to today’s tech-savvy buyers.

  • Exclusivity and convenience: Concierge services, private event spaces, and niche offerings like golf simulators or in-building retail boost the luxury factor.

  • Sustainability: Features such as EV charging stations and energy-efficient appliances are drawing eco-conscious residents.

 

In a competitive market like New York, these elevated amenities aren’t just extras—they’re essential. For the top tier of buyers and renters, the decision to move in often hinges on whether a development can offer meaningful, high-quality experiences that enhance everyday life.
